In general, credit cards are not accepted anywhere. Travelers will need to be prepared to use cash for all purchases. Should a group find themselves in a pinch or experience trouble accessing their bank account, some major banks can process cash advances from major credit cards. Be sure to call credit card companies in advance to make sure this feature is available and activated.

Reliable ATM’s are conveniently located throughout Lhasa. Not all banks take all foreign cards so don’t panic if one particular bank rejects a transaction! Just try another. Many times travelers forget to alert their banks of foreign ATM withdrawals and end up having to make expensive phone calls to their home country.

The local currency is the Chinese Yuan (RMB). If coming from Mainland China its best to spend coins before the Tibet tour begins, as they aren’t always accepted. Those coming from Nepal will have no trouble finding currency exchange services. Banks tend to offer the best rates.

Running into trouble while using or accessing money while visiting a foreign country can be a nightmare. The most successful travelers do their homework before coming to Tibet and arrive prepared. The most important things to remember are that credit cards are not accepted and travelers need to call their banks before leaving home. Despite calling, travelers may still run into problems using their ATM card. Should this happen, most banks have an international collect number. With the 2015 Tibet travel season right around the corner now is the time to start planning a tour!

Currency Swing Gives the French Alps the Edge over Switzerland with Foreign Buyers in 2015

Volatile currency markets have also caused the price of homes in French or Swiss ski resorts to swing heavily up or down for other nationalities. For Russians, rouble’s devaluation against the euro since January 2014 has pushed up the price of a French ski pad by more than 60 per cent. Meanwhile, Americans have seen their buying power in France surge, thanks to the dollar gaining around 15 per cent against the euro in the past 12 months.

By contrast, in January the cost of a home in Switzerland soared overnight for any foreigner not purchasing with Swiss francs, when the currency was unpegged against the euro and its value escalated against all major currencies. The euro weakened further this week when the European Central Bank announced the introduction of quantitative easing.

“The arrival of QE in the Eurozone combined with the Swiss Central Bank’s decision to unfix its currency against the euro could change the dynamics of the European ski property market in Europe this year,” said Julian Walker, director at Skiingproperty.com. “France, a truly international market, immediately becomes more attractive to foreign buyers – and it’s not only property that has become more expensive in Switzerland, but so have all the associated costs of ownership, including mortgage repayments. There could also be repercussions for the rentals market.”

“The number of Swiss popping over border to purchase in the French Alps should also increase this year, given the injection to their buying power. Buyers should note that there could be further falls in the euro, with the European Central Bank hinting at introducing quantitative easing for the single currency zone this month.”

As we enter the New Year, many – renters and homeowners alike – want to know how best to prepare for entering the real estate market. Lenders determine how much buyers can spend, the down payment, loan closing costs and appropriate debt-to-income ratios. Often Ms. Monat asks that the lender speak to the seller’s agent on the buyers’ behalf; consequently, “it is important to interview and select a lender you like and trust.” It is important that the lender knows the client as well.

“To qualify for a mortgage, buyers need to demonstrate to the lender they can pay back the loan. Buyers need to establish a monthly budget before buying a house and consistently spend less than they earn.” Ms. Monat does not suggest deprivation, but rather reduce and consider or low-cost forms of entertainment.

Also, a separate, “untouchable” bank account for the “Home Fund” allows buyers to save – and watch their savings grow – for their down payment.

Ms. Monat also recommends depositing any “windfalls” – such as tax refunds, inheritance, or gift money – directly into the “Home Fund” bank account. “While many people consider this to be play money, it will have a much more lasting impact contributing to the purchase of a home.”

For current renters, Ms. Monat suggests resolving any rent vs. own questions before getting too far in the process. “Homeownership does not work for everyone’s lifestyles. For some, such as people with jobs that may relocate, renting may be the better option – for now.”

Finally, Ms. Monat encourages all buyers to relax, breathe deep and remain focused on their goal. “Finding and buying a home can be stressful; spending time with friends and loved ones, enjoying a glass of wine, or curling up with a good book are all great ways to ease the tension.”
